Reserva de Sian Ka’an

Tulum Real Estate offers the benefit of being a small town on one of Mexico’s most beautiful beachfronts, still very relaxed with many opportunities to invest in a condo, or build your dream home. For this reason, Tulum Land for sale has been receiving a growing amount of attention recently, as Americans, Canadians and real estate buyers from other countries have starting realizing the benefits of Tulum’s small town atmosphere and the opportunities for growth available here. While Tulum Real Estate is expected grow considerably in the near future, the municipal government is making plans to ensure that the small town atmosphere is developed with this growth, and that the services available also expand to meet needs.
One step being taken to address the growth in Tulum real estate is to expand banking services. The municipal Director of Economic Development, Carlos Jasso said that the government is already in communication with banking institutions to discuss opening more banks as well as offering more ATMs from a larger variety of banks. For North Americans who take the step and purchase real estate to become full or part time residents of Tulum, more banks means less waiting time, and it also means more convenience in not having to go out of town to find a specific bank institution. While most residents begin dealing through Mexican banks after they move here, many of the country’s institutions are tied to international institutions, offering certain services at lower prices and make transactions with your bank back home smoother, less expensive and easier.
Another important factor for a real estate purchase is the security of the area. As mentioned above, Tulum is a small town and offers a high level of safety and peace of mind for non-Mexican residents. However, as the town grows, the municipal government is also taking steps in this area to adapt to needs before hand in order to maintain the current level of safety. The most recent security measure was the implementation of a new branch of the police force, called “policia ejecutiva.” The new police will begin taking on formal duties early in January, after a thorough training. These police are also going to receive ongoing training, developing skills and knowledge to especially offer security to non-Mexican tourists and residents in Tulum. As the number of Americans and Canadians buying Tulum land continues to increase, this measure will add the security and comfort of knowing that there is a police presence in Tulum specializing in helping non-Mexicans.
Buyers interested in Tulum Real Estate will realize that these two measures are moves towards offering city level services in a small town - a combination ideal for a relaxing beachfront lifestyle. These moves combine with a detailed and organized “urban plan” prepared by the municipal government, and plans for a new international airport only a few kilometers away to promote real estate opportunities in Tulum, while maintaining the laid-back lifestyle, natural atmosphere and other benefits which Tulum currently offers as a small town.

Tulum Real Estate is currently positioned to start moving into a more central role in the state of Quintana Roo, which includes some of the countries strongest points of interest for international tourism and real estate, including Cancun, Playa del Carmen and Cozumel. While up until recently Tulum has received less attention than its more established neighbors, recent plans to build an international airport in the Tulum Real Estate area, will begin converting Tulum’s location to a central point for both tourism and real estate, a phenomenon already being realized in developments such as Aldea Zama.
Tulum, however, is well positioned to grow as a “center” for this expansion, both in the tourism industry, offering one of the most beautiful Mayan pyramid sites, and in real estate, offering a very well developed urban growth plan, and several new top-notch developments.
According to a representative of Mexico’s National Institute for Anthropology and History (INAH) the number of visitors to Mayan ruins is currently concentrated in the north of the state (Tulum and northwards), where sites draw nearly 80 percent of the total visitors, mostly due to convenience in access. While the airport will certainly open up new archeological attractions south of Tulum, INAH has put Tulum at the top of the list for Mayan-ruin oriented tourism. Archaeological sites in the state of Quintana Roo (which includes Tulum, Playa del Carmen, Cozumel and Cancun) have received one million 292 thousand tourists this year, of which the majority are foreigners, and who prefer the site at Tulum.
Tulum’s pyramids are not only at the top of the list in this state, but are unique in the fact that they are the only major pyramid site situated directly on the sea shore; Tulum’s main temple is on a cliff overlooking the Caribbean Sea, with a beautiful beach located almost directly below. At this site, visitors and residents alike can enjoy a breathtaking tour of the pyramids to learn more about Mexico’s rich pre-Hispanic history, and from there take a 2 minute walk down to the beach to enjoy the sun and the ocean. No other location, including the world-famous sites in Yucatan, such as Chichen Itza, offer this ideal combination.
Recently Tulum Real Estate has already been gaining a growing amount of attention, especially in the area of land purchases, both for those interested in building their future beachfront home, and for property investors. Among the most attractive Tulum land for sale options is the Aldea Zama development, with its rustic-contemporary village oriented design. Proximity to Downtown Tulum, the beach, MayaZama (a larger scale development with an attractive commercial section on the walk to the beach), and, of course, Tulum’s pyramid site makes Aldea Zama an ideal choice for Tulum land buyers.
The privileged status of Tulum’s Mayan pyramids will draw even more attention to Tulum on an international level as a tourist destination, in turn, drawing more attention to international real estate purchases, strengthening investment possibilities, giving an solid base to a strong tourism infrastructure in the area – which is always a benefit to real estate buyers – and bringing an every growing community of North Americans, Europeans and others.

Tulum MLS listings will present buyers with excellent property options in a growing market within the Mexico Real Estate industry. In Tulum Real Estate, as in the nearby areas of Cancun and Playa del Carmen, the attractiveness of properties is not only driven by many of the same factors that draw tourism – a beautiful beachfront, excellent lifestyle and quality of life, and a beautiful natural setting – but the strength of tourism in many ways benefits real estate opportunities in the area, providing infrastructure improvements and many activities and events equally interesting for day to day life as for tourism. For this reason the fact that the tourism in and near the Tulum area is showing high resilience to the effects of the world recession, having recovered quickly. This fact will give buyers searching MLS properties in Tulum confidence that their Mexico real estate purchase will be supported by infrastructure expansion, balanced with a respect for the beautiful natural setting.
2010 has had a strong start in terms of tourism numbers. For the first time, since the beginning of the recession, hotel occupancy broke the barrier of 90 percent in the Tulum real estate area and the Riviera Maya; early in January 2010, numbers reached 93 percent. These numbers are due in part to heavy tourism promotion and strategic planning undertaken by the State Government through the Ministry of Tourism and trusts that have worked to achieve higher numbers this winter season. It is expected that these achievements will be only the beginning of a strong season, currently making the Tulum real estate area the number one tourist destination not only in Mexico, but in Latin America, along with the Riviera Maya – the stretch of high profile tourism and beachfront real estate development between Tulum, Playa del Carmen and Cancun.
In June at the low point of visits to Mexico, the Ministry of Tourism began working on a series of promotions that ultimately resulted in 70 percent hotel occupancy in Cancun, only 40 days after the promotion began. The promotion included advertisement and special prices for cruise passengers, airlines and travel agents, as well as strong presence at international tourism fairs to bring new attention to tourism in Tulum and the nearby tourism areas; the numbers of early January are a reflection of these efforts.
While this promotion push shows the government’s focus on investing as necessary in the area, the strong numbers, being one of the first areas to recover this strongly from the world recession, also demonstrate the resilience of Tulum’s attractiveness, both as a tourist destination and as a real estate market. As a real estate market Tulum is still growing, but the area shows promising strength in terms of ongoing interest in the area. This strength will also be supported and promoted by a new international airport only 12 km away, which will make for easy access back home for international property owners in Tulum. Many factors indicate that currently it is a good time for those interested in Mexico property to search Tulum MLS listings, contact a Tulum real estate agent and investigate the possibility of buying property in this growing market.
Tulum Real Estate is currently in the process of growing from a small village beside some ruins, into thriving real estate market. While the current town is small, and current Tulum MLS listings will show only a hand full of options for homes or condos, there are some excellent options available in the area, especially in the area of land purchases, which currently are currently available in some excellent new developments. Within the Mexico Real Estate market, Tulum properties are in special position of being near several thriving real estate areas, as well as being on some of the most beautiful beaches in the world; one web site recently ranked Tulum as one of the top 10 in the world.
Real estate in Tulum is definitely an excellent option for anyone looking for the next “up and coming” area. Tulum is just down the road from the very successful real estate areas of Playa del Carmen and Cancun, and for some time it has already been a favorite for visitors from the two areas, both tourists and residents. The town is become central in several ways; it is close to the two cities mentioned, and it also has direct highway access to to Chichen Itza and the colonial city of Merida. As tourists begin to discover the numerous Mayan pyramid sites and other attractions south of Tulum, the town provides a focal point for easy access to much of the best Yucatan has to offer visitors. For real estate buyers, this easy access is also a convenience, leaving many options open for local travel. For this reason, a new international airport is being planned for just outside of Tulum, which will help develop this new role, and serve as a convenience for real estate buyers.
In addition to these benefits, Tulum property buyers will enjoy a beachfront lifestyle on some of the best beaches the world has to offer. Like the other beachfront real estate choices in the area, the beaches stretch for miles and miles of soft, white sand, with turquoise blue water. Unlike the other areas, Tulum has the unique beauty of a Mayan Pyramid site on a cliff, overlooking these beaches. On a visit to the pyramids, you can take your time to enjoy very much in tact Mayan architecture, and directly from the main pyramid sitting a small cliff, visitors can walk down some stairs to the beach. The view is awe-inspiring, and the beaches are relaxing. As already mentioned, the beaches stretch out for miles, and are easily accessible to properties by the town center. For this reason, Tulum has been named among the top 10 beaches in the world several times. Imagine living next to one of the world’s top 10 beaches, and at a relatively affordable price!
Currently, Tulum real estate is available in several prime land developments. One example is that of Aldea Zama, a development which will include a elegant village center, and land opportunities for buyers hoping to build a home in an small town, but still modern atmosphere. Aldea Zama is only a short walk from the beachfront, and enjoys the benefit of being right next door to the future MayaZama community with upscale shopping and fine international dining. Of course, Tulum offers a variety of styles and options; if you are interested in living on one of the world’s best beaches consider buyin property in Tulum.
Happy New Year from Tulum!
Within Mexico Real Estate, Tulum Real Estate has become one of the “new” areas which shows promise of growing into a thriving market over the next few years. As Cancun and Playa del Carmen have established themselves among the top tourism and real estate destinations, buyers have become interested in new Mexico Land opportunities just down the road in Tulum, famous for its awe-inspiring pyramid site, overlooking the beach. As more North Americans and Europeans have begun buying land in Tulum, and the area’s importance as a real estate destination has begun to grow, plans have been made for an international airport; Tulum’s growth and new attention has also been reflected in significant road improvements in Tulum and on the highways leading to nearby areas.
Over recent years, the roads in the Tulum real estate area have grown and modernized, with additions, signs, overpasses. For 2010 the Federal government has dedicated the funds necessary for continuing with the modernization and continuation of road works, giving a budget of more than 110 million dollars, which are part of the platform of economic and social development in Tulum and the eight other municipalities of the state of Quintana Roo. The efforts of the state’s governor, Felix Gonzalez Canto, have been, as he managed to have new levels of federal investment guaranteed for 2010.
In the area of expansion and modernization of federal highways, the stretch from Tulum to Cafetal on the Chetumal-Cancun highway will receive an investment of over 30 million dollars to complete approximately 45 miles. The project consists of upgrading and expanding the existing road’s width from 7 to 12 meters at its crown, adding drainage, asphalt concrete pavement, signage, correcting horizontal and vertical alignment, strengthening of the existing layers of pavement and installing ducts for fiber optic cables.
This stretch of highway is of key importance in providing a better link between the northern, central and southern state, a point which is continually being given greater attention, and helping to move Tulum real estate to a more central position, not only in location, but also in importance, in the state’s thriving market. The highway is used not only by property owners from the area, but allows for a flow of domestic and foreign tourism as well as local artisans who form an important factor in the culture and atmosphere of Tulum and the Riviera Maya.
In the northern of the state of Quintana Roo (everything north of Tulum, towards Cancun), where the focus of real estate opportunities and development have taken place in the state, infrastructure has been strengthened with the construction and opening of highway overpasses in Chemuyil, Akumal and Puerto Aventuras in the municipalities of Playa del Carmen and Tulum, and in Puerto Morelos in the municipality of Cancun. The section of the federal highway which passes directly through Playa del Carmen is currently under construction, with three new bridges being built over the city’s busiest intersections. These are only a few examples of the main road improvements in the area.
While these improvements are on the stretch of highway north of Tulum, they benefit Tulum land investors or other property owners by opening improving access to other established real estate areas nearby; Playa del Carmen is only 45 minutes away from Tulum, and Cancun about 1.5 hrs. As Tulum grows over the next few years, and North American buyers continue to invest in land to build their future dream home, Tulum will continue to offer more services; at the same time, easy access to the services of Cancun and Playa del Carmen will add to the convenience of living in Tulum.

One of the industries that effect the Tulum real estate market most significantly is the hotel and tourism industry. In matter of fact, the entire Mexico real estate market is efected directly or indirectly to the activities of the tourist trade. In less than 6 years, it is expected that tourism will become Mexico’s number one source of revenue for the entire country. So I thought it would be a good idea to post this interesting interview.
Hotel Association of Tulum President.
How do you consider that the touristic conditions can improve here in this region, what steps are being taken?
We have joined together, created a block to inform the associates and to take decisions, we are working closely with the city and the state to improve the situation with our tourist destination.
We have been effected tremendously by the lower visitors and we consider that the situation will begin to stabilize by the winter months.
Our organization is meeting with different departments who has in their hands the money of Mexicans, to see which relief packages or stimulus programs will be given to the businesses, in order to save the working positions and to protect the working class from the reductions in the work forces.
We have created an alliance with Chanal 30 of Tulum along with AIM Sports and Caribedicion; which are two important channels; one in Mexico about sports that is transmitted in the north, center, and south America. We are preparing to pass a series of spots which will be exhibited in different hours within the programing of these channels. The Tulum tourism is not a large volume rather a small quantity, and we are visited more by those people who wish to get in touch with nature and the culture.
We are confident that Tulum living will recuperate much quicker than many other part of the Riviera Maya. We have proposed to convert Tulum as its own proper product. Although we also participate with the Trust called the Riviera Maya, whose group we have worked with in order to fortify the image of the region and of this destination.
We have taken steps to strengthen ourselves and to bring new markets to Tulum Real Estate, and we realize that we have a very important product in our hands, a product that we will defend. We are aware that this destination sells itself and with a little help, we hope that very soon we will return to take up the same rhythm of tourists.
What are the city and state participation of the governor of the stage?
Everyone here has seen that Tulum is a different destination compared to the others, we have created a commitment with ourselves and with our Tulum, for said reason the manner we have discovered is necessary to participate as a team, as a proven strategy that can impulse whatever project as long as the people who participate have a vision. We are aware that businesses give fruit in the future and in the long run. Like my father always said, “why cut the green ones if the ripe ones fall by themselves”
What will you tell the businesses that have an interest on Tulum?
That they should take a look at Tulum, That they should view us with a capability of growth and that they see Tulum as a model place, the pride of Mexico, and those who have visited us, see an example of growth. I believe we can accomplish this with the participation of everyone. We are all Mexican and we should care for Tulum, each of us investing our grain of salt, finding a common project, walking proudly, and realizing tasks correctly. The people who will judge us will be our grandchildren, defining if we did the things good or bad
While Playa del Carmen Real Estate has been home to a significant international community for a few years now, Tulum Real Estate has just recently begun receiving an increasing amount of international attention. Tulum MLS listings will display a wide range of possibilities, including condos and homes, but more than anything, there are many land options available for property buyer wishing to build in a budding international community. The international focus on the Tulum and Playa del Carmen area has recently been reflected in a recent visit from journalists from England and Poland, who visited the area’s main attractions.
From England, there were representatives from the publications such as “Khaleej Times,” “International Life” and “Wanderlust Magazine,” while Poland’s reporters represented “Mice Poland,” and “Event Map.” “Khaleej Times” is the largest newspaper in the United Arab Emirates also circulating in England, and has a travel section published weekly. The profile of its readers is an international, highly educated public, with a strong interest in travel. “International Life” has a focus on luxury, with an annual income of 70 thousand pounds.
The reporters of these publications focused their visit on spas, parks, eco-tourism, as well as the restaurants and food. Among the sites visited by the British journalists were Xplor, Rio Secreto, Xel-Ha Mayan Encounter tour, which includes a visit to the archaeological site and community of Coba. They also participated in a snorkeling tour in Akumal, a walk down the famous Fifth Avenue in Playa del Carmen, and dinner in a restaurant Maroma Paradise, and the restaurant Negrosal. The host hotel visitors were the Aventura Spa Palace, and In Fashion Boutique Hotel.
From England representatives of the publication “Wanderlust Magazine” also visited the Tulum and Playa del Carmen area. The magazine is aimed at independent travelers, and enjoys a strong reputation in the UK. It has over 100 thousand readers in more than 112 countries. Wanderlust Magazine organizes a photo contest for its readers, and this year Mexico participated as the “Destination for 2009;” the winning couple visited Tulum and Playa del Carmen area as a place characterized by its concern for the preservation of natural resources and natural beauty.
Wanderlust Magazine’s journalists were in the park Xel-Ha, Xplor, and Xcaret, and paid special attention to Tulum, visiting the archeological site in Tulum, Mayan Encounter tour conducted by Alltournative, and the attractions of Punta Venado. They also got to know the “Shambala Petit Hotel,” located in Tulum. In Playa del Carmen, they went for a wallk down Fifth Avenue, and visited the seventh annual Jazz Festival.
The Polish journalists also visited many of the same location. Mice Poland is published monthly, and published the information collected in a column aimed at describing places to hold events and reasons to visit. The “Event Map” review focused on your article in the description of this tourist destination and its culture.
Real estate in Playa del Carmen has already made evident its appeal to international property buyers, and the community offers all of the attractions mentioned plus many more to blended international community from North America, Europe, and many other places in the world. Tulum Real Estate, on the other hand, is just beginning to present its benefits to the world. International press attention such as this shows both visitors, and future residents, that Tulum shares close proximity to the activities of the Playa del Carmen area, as well as its own, beautiful Mayan pyramid site overlooking the ocean, and a growing, luxury resort industry, which will offer excellent tourism infrastructure to the real estate community. Property buyers who review Tulum MLS listings, and invest in Tulum land during in the near future will see themselves growing with a new, international community.
Plans for the new Riviera Maya international airport in Tulum are awaiting final approval from the Mexican Civil Aviation Authority, reported local newspaper, El Periodico de Quintana Roo, last Friday.
Gina Patricia Ortíz Blanco, head of the Institute for Government Property (IPAE) in Quintana Roo, told the paper that ownership of 990 acres (400 hectares) of Tulum land has already been transferred to authorities.
She said that the zone is securely fenced off and ready for work on the airport to begin.
Once the aviation authority approves the plans the Mexican Government’s Transport and Communications Secretary will inspect the land and the bidding process for construction can begin, possibly within 30 days.
The first phase of the project is estimated to be worth around $50 million and local reports suggest the new airport will have a capacity for around 5 million passengers per year.
Local politicians have described the project as an “economic trigger” that will turn Tulum into one of the most prosperous areas in the Mexican Caribbean.
Tulum became an independent municipality last year and new infrastructure projects such as the airport and major highways improvements have been confirmed, causing land prices to rise rapidly.
to preserve the location’s unique charm and splendid natural beauty, strict building-codes have been introduced that strongly affect the value of Tulum land and lots. They are mainly meant to protect the giant underground river system as well as the ruin’s majestic appearance on the beach and basically put strict limits to height and size of residential housing and hotels. Part of Tulum’s irresistible magic consists of its tranquil exclusivity. To keep the level of population density down, new buildings have to be kept low and the capacity of hotels within certain limits. So there is hardly any way for the big developers to circumvent the rules, for example by building wide instead of high. This will help keeping Tulum a destination for those who like individuality and the certain special, but also make it even more difficult to come by Tulum land.

The area offers some of the best investment opportunities to be found in Mexico - now is a great time to buy Tulum real estate.
In a recent interview with TOPMexicoRealEstate, a couple who has recently received their single family lot in the Aldea Zama development in Tulum, comment on their satisfaction with the efficiency of the processes involved in buying their Aldea Zama lot. The couple, Linda and Mark, also comment on the small-town appeal that Tulum Real Estate had for them, and the contemporary-rust style they envision for their future home and life in Tulum.
TMRE: How do you feel now that you’ve received the unit? You purchased this about 2 years ago, right?
Linda: Yes. We had been to Tulum and we liked the area. We thought it would be a good investment and a place we would be interested in so we went ahead and purchased it. We’re just now seeing it
TMRE: How was the process of purchasing this lot with this group, Aldea Zama?
Linda: Well they were very efficient, and they made it very easy to follow through on the closing. We arranged things ahead of time so when we got here everything was ready. They were always on time and as soon as we arrived we went down to sign the papers Everything was very simple, and efficient and easy. So we had a very good experience and no problems of any kind.
TMRE: So the communication was easy? E-mails, telephone calls?
Linda: Yes, they followed through very well on every single question that we had, and on getting all the information that they needed. So everything did go as planned. It was a very efficient process.
TMRE: Could you guys share with us - what were you looking for when you decided to go to Tulum?
Mark: Location, a place that wasn’t over-developed yet. Maybe it was on a new track to something interesting and a place where we could potentially build a winter home in and enjoy the nice natural beauty down in that area. Hopefully a good investment. We liked the description of the development and thought it would have the kinds of things we’d be interested in.
TMRE: So, when you decided on Tulum Real Estate, what were the attractions?
And we like the development because it offers people like us the comfort of being in a planned development - some services like the town center that they have planned and the close access to the beach, the roads, the sidewalks so that we could get back and forth easily.
TMRE: Now, this is a single family lot, so when do you plan to construct, when do you plan to construct?
Mark: We’re not really sure when - that depends on our careers and when we think we get to a point when can take a few months off every winter; we don’t want to build anything until we get near to that point because we’re not looking at this to be a rental type of situation.
TMRE: Tulum is still a very small village, it still only has about 30, 000 people. Did that play any part in your decision to buy Tulum Real Estate?
Linda: Well, it didn’t seem crowded and it was a little quieter; yet, it’s still close enough to Playa del Carmen that you could come for the day and get some things that you possibly couldn’t get in Tulum. So, it’s nice that you do have a more quiet place, because we live in a big city.
TMRE: Washing D.C., right?
Linda: Yeah, so it’s nice to have a place that’s a little quieter and more laid-back, a less stressful environment. We live in a very stressful environment. So, to come down here and be close to a beach, and be in a quiet town is enjoyable for us.
TMRE: How long is the trip from Washington D.C. down to Cancun Airport?
Mark: It’s a 3 hr plane flight
TMRE: That’s a direct flight?
Linda: Direct flight. So it’s easy travel to come down here, it doesn’t take long at all. We come a couple times a year.
TMRE: Mark, you were telling me you do some fixing up projects back in the Washington D.C area. Do you plan to get involved in that down here in Mexico?
Mark: Not as a career, no. By the time we get down here I hope I don’t have to do that anymore.
Linda: We can have a more retired lifestyle. More time for fun.
Mark: Other than, you know, small scale - there might be some involvement in this property for me, but it would probably be for finer details, and the design of it.
TMRE: Do you have any idea what type of architecture you want? How do you imagine your dream house?
Mark: We have a lot of different tastes.
Linda: A very natural garden with a pool.
Mark: We love stone. Stone and wood and …
Linda: Rustic types of things.
Mark: We like the very clean, natural contemporary style that they do down here in Mexico Instead of the old colonial style. Modern, but rustic materials, used in a new way.
TMRE: Linda, you do yoga classes - do you have any plans to do anything down here in Mexico?
Linda: I don’t know. I would probably be interested in pursuing that because that’s something that’s a life-long love, and you can’t really give that up.
TMRE: What a perfect setting to be in Tulum with the cenotes and the ocean front.
Linda: It is, and I have many clients and friends who have come down here with me and we’ve done yoga classes just as a group together. So, I could see something like that continuing over the winters when we’re down here, having friends visit, or doing Yoga retreats, that type of thing.
